SINGLE STOREY SIDE EXTENSION - S5

Our preliminary proposal for this project centered on removing the existing front bay window and replacing it with a 3-meter single-storey front extension. Additionally, we planned to remove an internal load-bearing wall to create a larger, open-plan kitchen and dining space that aligned perfectly with our clients' needs and lifestyle.

We collaborated closely with our clients, discussing multiple designs and visualising their ideas through our 3D software, ensuring every detail reflected their vision. Once we had agreed on a final design, we submitted a full householder planning application on their behalf. Unfortunately, the local planning authority rejected the first application, with valid reasoning.

Undeterred, we took the council’s feedback into account and refined the design, ensuring it met both their requirements and the clients' vision. Under the "Free-go" scheme, we resubmitted the application—and this time, planning permission was granted.

The approved design featured a single-storey side extension and the removal of the internal load-bearing wall. This allowed us to significantly expand the kitchen space while leaving the existing living room intact. To ensure structural integrity, we removed the original external load-bearing wall at single-storey height and supported the structure with beams, which opened the flow between the existing and new kitchen.

We then prepared the necessary building regulation documents and submitted them to a private building control firm for approval. Construction commenced soon after, and within just four weeks, the project was completed with minimal disruption to our clients.

Today, they are making full use of their newly expanded space—a space that began as their vision and was brought to life through our collaborative efforts. It's always a pleasure to see our clients enjoying the home they imagined, and we’re grateful to have played a part in that journey.
