CHANGE OF USE : DN22

vision statement

To sensitively repurpose into a well-managed supported living environment that provides safe, comfortable accommodation, supports independent living, and respects the character and setting of the surrounding area, while ensuring long-term, sustainable use of the property.

THE JOURNEY

 ✨ The Vision
Our client sought to repurpose a Class C3 residential dwelling into a well-managed Class C2 supported living home. Located within a conservation area, the objective was to secure planning approval that would enable sustainable supported accommodation while carefully preserving the property’s character, setting, and long-term value.

⚡ The Challenge
The change of use from C3 (dwellinghouse) to C2 (supported living) required detailed consideration, particularly given the property’s position within a conservation area.

Planning scrutiny focused on parking provision, operational management, and the overall impact on the character of both the building and its surroundings. Heritage matters were central to the assessment, including the retention of original bargeboards and the use of sympathetic repointing to protect the farmhouse’s architectural integrity.

Additional supporting information was required to demonstrate that the proposed use could operate responsibly without detriment to the wider area.

🧩 The Approach
We worked closely with the client and local authority to address all matters raised during the application process. This involved preparing technical documentation to support highways and parking requirements, responding to consultee feedback, and clearly outlining how the C3 to C2 transition would function in practice.

Heritage considerations were carefully managed, with firm commitments made to retain key architectural features and preserve the building’s conservation area setting.

🏡 The Current Stage
Planning permission for the change of use from C3 to C2 has now been approved, marking a significant milestone. The client is progressing with occupation arrangements, and we continue to provide support to ensure a smooth transition from consent to operation.
