To create a seamless extension that not only meets the client’s needs for a downstairs WC but also enhances the home with a thoughtfully designed living space adding comfort, flow, and long-term value.
The Brief
Our clients initially approached us with a practical requirement: the addition of a downstairs WC to improve day-to-day convenience. During the early design discussions, however, it became clear there was an opportunity to achieve much more than a simple functional upgrade and create additional living space that would enhance the overall home.
The Challenge
The challenge was to introduce a ground-floor WC while ensuring the new space felt fully integrated with the existing property. The proposal needed to maximise the available footprint, remain compliant with Permitted Development requirements, and provide genuine long-term value rather than simply meeting an immediate need.
The Approach
Following a detailed assessment of the property and discussions with the homeowners, we developed a single-storey rear extension that incorporated the requested WC while also creating a spacious and versatile extension to the living area.
We prepared the existing and proposed architectural drawings, carefully considering layout, circulation, natural light, and the relationship between the new and existing spaces. By designing within Permitted Development parameters, we were able to streamline the approval process and subsequently supported the application for a Lawful Development Certificate, providing formal confirmation that the works were lawful.
The Outcome
The project was successfully approved under Permitted Development and a Lawful Development Certificate was granted. Following Building Control approval, construction progressed smoothly and the extension has now been completed.
The finished extension has transformed the functionality of the home, providing a practical downstairs WC alongside a generous additional living space that seamlessly connects with the existing property. Most importantly, our clients are delighted with the result and are making full use of the extended area in their everyday lives.
