✨ The Vision
Our clients initially approached us with a practical requirement, a downstairs toilet to improve day‑to‑day convenience. However, they were also open to exploring whether the space could work harder for the household and add more long‑term value.
⚡ The Challenge
The key challenge was to introduce a WC at ground floor level without feeling like a bolt‑on or wasted space. The proposal needed to sit comfortably within Permitted Development limits, avoid unnecessary planning delays, and still feel like a meaningful improvement to the home rather than a purely functional addition.

Through careful layout analysis and client discussions, we proposed an alternative solution: a single‑storey rear extension that would not only accommodate a downstairs toilet but also create an additional living area.
We prepared existing and proposed drawings to clearly demonstrate how the new space could improve circulation, natural light, and everyday use of the home all while remaining compliant with Permitted Development rights.
Following confirmation of the PD route, we supported the application for a Lawful Development Certificate, ensuring the works are formally recognised and future‑proofed.
🏡 The Outcome - So Far
The project has successfully secured Lawful Development Certificate as it adhered to Permitted Development Rights requirements. The project now has begun on site following building control application submitted via a private firm.
Once complete, the home will benefit from a well‑integrated rear extension that delivers both practical facilities and valuable additional living space, enhancing comfort and long‑term value.
