Our client approached us with the aim of enhancing their investment property to better serve the student rental market. The proposal focuses on increasing the number of bedrooms and creating modern, functional shared spaces to improve the property’s long-term value and appeal.

The project involves designing a double-storey rear extension that integrates seamlessly with the existing structure while delivering additional bedrooms and open-plan communal areas. It is essential to ensure the design meets planning policy, maximises rental potential, and provides comfortable living for future tenants.
🧩 The Approach
We began with a detailed consultation to understand the client’s goals and priorities for the student market. Following a comprehensive measured survey, we produced accurate base drawings to inform the design process.
We are now progressing through the design stage, developing and reviewing multiple layout options. The ground floor will feature a new bedroom converted from the existing dining room, an extended open-plan kitchen and dining area, and the first floor will include an additional bedroom with an en-suite. 3D visuals and plan proposals are being prepared to help the client evaluate each option and select the optimal layout.

The project is currently in the consultation and design phase. Once the preferred scheme is agreed, we will move forward with preparing the planning application for submission to the local authority.
