SINGLE STOREY REAR EXTENSION - HA3

 ✨ The Vision

Our client approached us with the ambition to create a more spacious and modern ground floor that would transform the way the property is used day to day. Their goal was to build a single-storey extension to open up the layout, enlarge the living area, and provide a new kitchen, dining space, and bathroom.

⚡ The Challenge

The project required careful planning to ensure the new extension integrated seamlessly with the existing structure while maximising natural light and flow throughout the ground floor. As part of the design, two load-bearing walls needed to be removed—one to open up the existing living room, and another to create a large opening into the new extension. This introduced additional structural considerations that had to be addressed in the design stage to ensure compliance with Building Regulations and to maintain the integrity of the property.

🧩 The Approach

We began with a comprehensive consultation to understand the client’s vision, priorities, and preferred layout for each space. Following a detailed measured survey, we produced accurate existing drawings and developed a series of design options.

Using clear floor plans and 3D visuals, we reviewed each proposal with the client to refine the details and agree on a final design that met all of their requirements. Alongside the architectural plans, we identified the need for structural engineer input to design beams and supports for the two load-bearing walls that will be removed as part of the build.

Once the preferred scheme was finalised, we prepared the planning application and submitted it to the local authority for approval.

🏡 The Current Stage

The design has now been completed and submitted for planning permission. We will be coordinating with a structural engineer to prepare calculations and specifications for the new steel beams required to safely open up the spaces. Updates will follow as the application progresses and preparations for Building Regulations submission begin.
