Our client approached us after initial discussions with builders about converting their integral garage. Their goal was to create a dedicated office space and a new dining area to improve the flow of the home and support modern family living.

The project required careful planning to maximise the available footprint while ensuring the new spaces felt bright, comfortable, and seamlessly connected to the existing layout. It was also essential that the design would be straightforward to build and meet all local authority requirements.
🧩The Approach
We began with a detailed consultation to explore the client’s requirements, design aspirations, and the feasibility of different layout options. After conducting a comprehensive measured survey, we produced accurate base drawings and developed multiple design proposals.
Once the preferred layout was agreed, we prepared and submitted a planning application, which was approved within four weeks. We then produced detailed Building Regulation drawings and supporting documents to help builders provide precise cost estimates and to enable Building Control to sign off the works at each stage.

Construction was completed within one week, with minimal snagging required. The client was able to start using the newly converted office and dining room straight away, creating functional spaces that enhance everyday life. All minor snagging items were resolved within the first month, leaving the client with a beautifully finished, versatile extension.
